Beginning Monday, March 14, 2011, KSTE radio talk show host, Joe Getty of the wildly popular, The ARMSTRONG & GETTY Show, began a radio campaign promoting Robert Milward of Milward Realtors as the Realtor he uses on all of his real estate transactions. By stating: “Your financial advisor is the best in town. Your cardiologist is respected nationally. And your real estate agent is handled by your neighbor’s sister…or ‘a guy who dropped off a card.’ Really?” Joe uses his witty brand of humor to point out that a real estate transaction is something that should only be handled by the very best in their field.

As the real estate broker Joe is referring to, I couldn’t be more excited about the prospect of having Joe promote my company and me on the airwaves. I have been so fortunate to help Joe and his family with their real estate matters through the years but frankly, I never envisioned a relationship where Joe would be promoting me to his listener-base on his radio show.

Born Again Business Association

“Connecting Christian Business for the Benefit of Youth.” This summarizes the purpose of this fledgling organization. BABA is being formed to connect Christian business owners selling products and/or providing services to customers, clients or patients which are; either attending or have a dependent(s) and/or relative(s) attending a Christian School. The criteria for business participation in BABA are:

  1. The business must have a legitimate purpose that benefits the customer or client, while not violating any federal or state law.
  2. The business must be operating in an honest and ethical way which would include having necessary permits, licenses and insurance and/or bonding to protect its employees and customers/clients or patients.
  3. The business must meet minimum state and/or federal health and safety standards in the operation of its business, with regard to employees, customers/clients or patients.
  4. The business/sole proprietor must file federal income tax returns/have proof of tax returns and must not operate the business “under the table” either with its employees or with any consumer.
  5. The business must not knowingly hire undocumented workers.
  6. The business owner must: a) attend or have a dependent in attendance at a Christian School or b) be a member of faculty, former faculty, or alumni at a Christian School.
  7. The business owner must make a financial contribution to the Christian School represented by the customer, client or patient in an amount of 10% of the gross dollar amount realized from any sale or service performed for any member of BABA or for any adult family member of a student with current enrollment at a Christian School, or any individual covered by 6. b) above; in which the sale originates as a direct result of having a membership in BABA.

Expired Listing Realtor Referral Program

Often, when I look on MLS, I’ll look through the expired listings. I know many of these listings will get “re-listed” with the same agent, many just plain die, and others become the new listing of another agent. Many agents target these sales opportunities the same way they would a “FISBO” or “for sale by owner.” According to MLS rules; your expired listing is fair-game for any agent to approach and deliver their speech to the sellers on how they can sell their home when you couldn’t. To some of the former listing agents, this is fine—they may be worn down by the process, they’ve spent much time and money in an attempt to sell the property when the market was either unfavorable, there wasn’t enough equity in the property and/or perhaps they could not convince the seller to either lower the price, make improvements or both. New blood in this case might be gift. If this is the case, our Expired Listing Realtor Referral Program helps everyone by: 1) giving the seller hope by introducing a new personality, some new ideas and methods; 2) boosting the new agent by acquiring a new listing; 3) introduces a new buyer who may not have seen the home under the previous marketing methods; and 4) pays the former agent by providing a referral fee just for making the introduction.

The value of diet and exercise

You can’t understate the value of good nutrition and exercise on human longevity. Jack LaLanne was an example of what can be accomplished through wholesome, natural foods and exercise. Jack passed away at age 96 at his home in Morro Bay on Sunday, January 23.

Before exercise and diet were popular, Jack introduced scores of us to what many considered to be, just a fad. As a child, I remember watching as Jack LaLanne instructed my mom with her exercises in front of the t.v. I would even do my best to keep up. Those early experiences have left a lifelong impression upon me. Being a real estate broker for the past two decades has me sitting on my behind for more hours than I would like. I try to compensate by getting in a good workout and always try to eat as healthily as possible. My wife encourages our whole family to eat right and exercise. This really helps all of us stay focused and will hopefully be ingrained in my children.

Whether a real estate agent, teacher, nurse, or a stay at home mom or dad, we can all learn valuable lessons from Jack.  LaLanne said: “The only way you can hurt the body is not use it,”  “Inactivity is the killer and, remember, it’s never too late.”

Yippee…it’s our first blog on our new site!

Well, this is pretty cool. Last night I decided the wait was over. I have been thinking for some time about creating a website for blogging or having one made for me. I wanted a place where my agents could share ideas—where clients could tell stories, and where people could go to get good, current information about real estate, local market information, really everything related to residential real estate. I heard about WordPress from a business associate. He told me that he started a blog site and was really happy with what it had provided him and that it was a benefit to his customers. I did some reading online and looked at dozens of active sites and…viola´. Here we are. The setup was easy and I was up and running in minutes.  The only challenging part was creating a custom banner image from our business logo and integrating it into a photo I took while on Pebble Beach’s number 7 hole. I could have used the stock banner but I wanted something that identified us. Now that the site is up, I’ll probably play around with it and tweak it until I get it to look the way I want it. Now my job is to add good content. The next thing is to figure out a way to drive some traffic to the site. What good is good information if nobody reads it? This will be the next challenge. Regardless, you have to start somewhere. I’m sure I’ll learn as I go and ask a lot of questions from those with the knowledge in blogging, that through experience, understand the do’s and don’t's of blogging. Then again, I am liable to go a bit on my own and make more than a few mistakes as I learn. Thank goodness for the delete key.
